In the master plan, a total of 11 new sectors have been proposed for the portion between GT Road and Yamuna, out of which one sector is earmarked for mixed land use while all remaining 10 sectors are earmarked for residential sector. In future, if this mixed land use sector is introduced, Sonipat can be the first district to carry out this experiment. However, it is not yet clear how much share should be allocated to which area. But when the sector is released, the government can decide what proportion should be allocated to residential, commercial and industrial areas.

Will not adopt the 4 percent formula

Previously, a formula was applied regardless of which sectors were established across the state. Whether in the residential or industrial sector, 4 percent remains for commercial space. In this way, the commercial area with both types of industries is combined, but the industrial and residential areas are always kept separate. This is the first time that both industrial and residential areas remain in the same sector. Although many such examples can be found in private colonies, this will be the only sector of its kind in the sector to be planned and settled.

According to the master plan, a total of 11 sectors have been proposed in the area between GT Road and Yamuna in Sonipat. These include sectors 71, 79, 80, 81, 82, 83, 84, 87, 88, 89, 91 and 92. If we look at the District Town Planner’s Master Plan 2031, Sector 81 has been proposed to be located in the area of ​​Joshi Chauhan village. This sector will be constructed on about 250 hectares of land of this village. What percentage of the sector’s land will be earmarked for residential, industrial and commercial areas has not yet been decided. Only the government will decide on this. Experts believe that the ratio of residential and industrial areas must be determined taking into account the situation in which the sector will go public. For this reason, this ratio was not specified in the master plan.
